Balcony Concept Study

Ideal for apartment owners who need a clear direction before committing to construction. We measure your balcony, assess sun exposure and wind direction, and produce a scaled layout with furniture zones, planter positions, and surface material suggestions.

Deliverables include three concept sketches, a material board, and a written specification summary. Fixed fee: €2,400 including one revision round.

Terrace Masterplan

Our most requested package covers terraces from 25 to 120 square metres. We develop a full design including paving patterns, pergola structure, built-in seating, drainage sections, and integrated lighting plans coordinated with your electrician.

The masterplan includes CAD drawings, planting schedule, and construction-phase site visits every two weeks. Investment from €6,750 depending on complexity and elevation access requirements.

Outdoor Kitchen & Dining Integration

We design cohesive cooking and dining zones with proper ventilation clearances, utility routing, and weatherproof cabinetry specifications. Gas, water, and waste lines are mapped in collaboration with licensed plumbers before any stone work begins.

Typical outdoor kitchen design fees range from €3,200 for a compact grill station to €5,600 for a full L-shaped layout with pizza oven housing and concealed refrigeration.

Stucco & Parapet Restoration

Historic Sanremo buildings often need parapet and planter wall restoration before new terrace finishes can be applied. Our team specifies lime-based repair mortars, crack stitching, and breathable topcoats compatible with listed façade requirements.

Restoration surveys start at €1,150 with full supervision packages from €4,800 for average-sized residential parapets.

Construction Oversight & Procurement

For clients who want a single point of contact during the build, we offer weekly site coordination, trade scheduling, and material procurement through our vetted Ligurian suppliers. Stone, timber, and metalwork orders are consolidated to reduce delivery delays.

Oversight is billed at €95/hour on site or €1,850/month for projects expected to run longer than eight weeks.
