Terrace Design for Ligurian Living

Terraces are the rooms where Sanremo truly lives — morning espresso, afternoon shade, and dinners that stretch until the harbour lights appear below.

Understanding Your Terrace Type

Ligurian terraces fall into distinct categories: rooftop platforms with panoramic views, inset loggias recessed into the building volume, and cantilevered balconies projecting over sloping streets. Each type carries different structural loads, drainage paths, and planning constraints that shape what is possible.

We begin every project by classifying your terrace and documenting existing waterproofing, parapet condition, and railing compliance. This survey prevents costly surprises once paving removal begins.

Surface & Paving Choices

Stone remains the dominant terrace surface along the Riviera — Portuguese limestone for its non-slip finish when wet, local slate for darker contemporary schemes, and reclaimed terracotta for period properties. We specify joint widths and fall gradients that move water toward concealed drains without creating trip hazards.

Timber decking appears on raised platforms where under-deck ventilation is adequate. Iroko and thermo-treated ash are our preferred species, installed with stainless fixings and removable panels for drain access. Supply and install guidance typically adds €120–€185/m² depending on subframe complexity.

Shade, Wind & Privacy

Summer sun on a south-facing Sanremo terrace can make uncovered stone unbearable by midday. We design pergolas, tension sails, and planting screens calibrated to your orientation — not simply copied from catalogue dimensions. Wind uplift calculations matter on exposed upper floors where gusts funnel between buildings.

Retractable awnings from Italian manufacturers start around €2,800 installed; custom aluminium pergolas with integrated louvres from €6,500 upward.

Planters, Stucco & Built-In Features

Raised planters in lime stucco define zones without rigid walls, softening the transition between paving and parapet. We detail waterproof liner systems, drainage layers, and root barriers so planting thrives without damaging the structure beneath.

Built-in benches, fire features, and storage benches are drawn to millimetre accuracy and coordinated with the paving layout before any stone is cut on site.

Permits & Building Regulations

Many terrace modifications in Sanremo require comunicazione preventiva or full permesso di costruire depending on structural changes and proximity to listed façades. We prepare the drawings and material schedules your geometra needs, and attend comune meetings when heritage officers request clarification.

Permit support is included in masterplan packages or available separately at €950 for straightforward balcony rail replacements.
